An estate cleanout is the hardest junk removal job there is, and not because of the lifting. A parent's home in Richardson or a grandmother's house in Fort Worth holds fifty years of decisions, and every one of them has to be made again by someone who is grieving and on a deadline.

We have cleared a lot of family homes across the Metroplex. This guide is what we tell every family before we start: the order that works, the mistakes that cost money, and how to keep the process humane when the calendar is not.

Start with the paperwork, not the furniture

Before anything leaves the house, make sure you are allowed to remove it. If the estate is in probate in Dallas, Collin, Denton or Tarrant County, the executor controls the property and its contents until the court says otherwise. Photograph every room before you begin. It protects the executor, settles disagreements between siblings and is useful if anything of value turns up later.

Locate the documents first: wills, deeds, titles, insurance policies, tax records, safe deposit keys. They hide in desks, closets, freezers and the backs of picture frames. Nothing else is urgent until those are found.

Work the house in this order

Families that go room by room from the front door tend to stall in the living room surrounded by photo albums. Work from least emotional to most.

Garage, attic and storage first. This is where the pure junk lives and clearing it builds momentum and space to sort.

Kitchen, bathrooms and laundry next. Consumables, expired food, half-used products and duplicate utensils are easy decisions.

Bedrooms and closets after that. Clothing is the largest single donation category in most estates.

The living room, the office and the personal collections last, when there is space to spread out and time to look.

Keep, sell, donate, haul

Most estates sort into four streams. Keep is the family's decision alone. Sell is for furniture, tools, jewelry and collectibles with real value; estate sale companies in DFW typically want two to three weeks and a mostly intact house, so decide early if you are going that route. Donate is for everything usable that did not sell. Haul is what remains, and it is usually more than anyone expects.

Where the estate sale fits

If you are holding an estate sale, do not clear the house first. Sale companies want the contents in place. The junk removal happens after the sale closes, and that is where a self-load trailer dropped for the final weekend earns its keep. Whatever did not sell goes straight from the house to the trailer without a second sorting.

Items that need special handling

Medications go to a pharmacy take-back, not the trash. Firearms and ammunition need a licensed dealer or the local police department. Paint, chemicals, pesticides and fuel go to a household hazardous waste program. Old televisions and computers are e-waste. Documents with account numbers should be shredded, not bagged. None of these can go on a junk trailer, and a good crew will tell you so before you load them.

Self-load or full-service for an estate

Self-load suits families doing the work themselves over several weekends. The trailer stays in the driveway, you fill it as decisions get made, and there is no crew waiting on you.
