The Garage Cleanout Checklist for Frisco and Plano Homeowners

Garages in Collin County have a particular problem. Homes in Frisco, Plano, McKinney and Prosper were built fast, families moved in fast, and the garage became the place where boxes went to wait. Ten years later the cars are on the driveway and the garage is a storage unit you happen to own.

Clearing one is not complicated, but doing it in a single weekend without losing your mind takes a plan. This is the checklist our crews wish every homeowner had before we pulled up with the trailer. It is written for North Texas: the heat, the HOA rules and the things people around here actually keep.

Before you start: three decisions

Make these decisions before you touch a box and the whole day goes faster.

First, pick the destination for everything. Keep, donate, recycle, haul. Four piles, four spots on the driveway, and nothing goes back inside until it has been sorted.

Second, decide how the haul pile leaves. If you want to do the loading over a few days, book a self-load trailer so it can sit in the driveway. If you want it gone in one afternoon, book a full-service crew for the end of the day.

Third, check your HOA. Most Frisco and Plano communities limit how long a trailer or a pile can be visible from the street. A tarped trailer for a couple of days is rarely a problem. A pile on the lawn over a weekend often is.

Work in zones, not in piles

Pull everything out of one zone at a time: one wall, one shelf, one corner. Sort it completely, put the keepers back in a defined spot, and move to the next zone. Emptying the entire garage onto the driveway at once looks productive and ends with everything going back in at 8 p.m. because you ran out of light.

Zone one: the floor and the stuff blocking the car

Bikes nobody rides, the treadmill, the patio set that lost a chair, the boxes from the last move. This is where the bulky items live and it is where most of your haul volume comes from. Be decisive here. Bulky items are cheap to remove by volume and expensive to keep.

Zone two: shelving and cabinets

Paint cans, half-used chemicals, tools, holiday decorations. Paint and chemicals cannot go on a junk trailer. Set them aside for a household hazardous waste event; Collin County and the City of Plano both run collection programs, and Frisco residents can use the regional facility. Everything else on the shelves gets the four-pile treatment.

Zone three: the attic access and overhead racks

If you have overhead storage, it is almost always holding the things you forgot you owned. Get them down, open every box and be honest. Anything you have not opened since you moved in is a donate or haul decision, not a keep.

The Texas heat rule

A garage in Frisco in July is regularly over 100 degrees inside by early afternoon. Start at first light, take the heavy lifting before 10 a.m., and plan the sorting and decision-making for the hot hours with the door open and a fan running. Two shorter days beat one long one. What to donate, recycle and haul in North Texas

Donate: working furniture, appliances under ten years old, tools, sporting goods, kids' bikes and toys in good condition. Plenty of DFW charities pick up furniture at no cost, though they book out a week or more.

Recycle: cardboard, scrap metal, electronics and car batteries. Metal and e-waste are diverted on our trailers, so tell the crew what is what.

Haul: broken furniture, mattresses, damaged appliances, old carpet, construction leftovers, rotten lumber, dead lawn equipment and the general accumulation that has no second life. This is what the trailer is for.

How long it really takes

A single-car garage that has been filling for five years is a solid day for two people. A two-car garage full to the door is a weekend, and often a weekend plus a Monday for the last carload. Book your haul for the end of the last day, not the first. Nothing kills momentum like a full trailer sitting in the driveway on Saturday morning with half the garage still to go.
