Why the north side of a DFW building always looks worse
Walk around any commercial building or apartment community in Dallas-Fort Worth and the north facing walls, walkways and fence lines are the ones that have gone grey or green. It is not dirt in the usual sense. It is a film of pollen, algae and mildew that builds up where the sun never fully dries the surface.
North Texas produces a heavy pollen load almost year round: cedar in winter, oak and pecan in spring, ragweed in fall. That pollen settles on siding and concrete as a sticky film. Add the humid spells that follow spring storms and the film becomes a growing surface for algae and mildew, which the EPA notes will grow on almost any damp material given time. Shaded north elevations stay damp longest, so that is where the growth takes hold.
Blasting it off with high pressure is the wrong answer. It strips paint, etches soft brick and mortar and leaves the spores behind to regrow in weeks. The right approach is soft washing: a low pressure application of a cleaning solution that kills the growth, followed by a controlled rinse. Concrete and hardscape can take more pressure, but siding, render, painted surfaces and older masonry cannot.

Will pressure washing damage my siding or brick?
Not when the method matches the surface. Siding, painted surfaces and older masonry get soft washing at low pressure. Concrete, pavers and dumpster pads can take higher pressure. We set it per surface on the estimate rather than running one setting everywhere.
How often should a commercial exterior in DFW be washed?
Once or twice a year for most properties. North elevations, drive-throughs and dumpster pads usually need it more often because shade and grease speed up the buildup.
Do you need to shut down my parking lot or storefront?
Usually only one section at a time. We can work evenings or early mornings for retail and restaurants so customers never walk through a wet zone.
Can you remove oil stains and gum from concrete?
Yes. Hot water and degreasing pretreatment lift most oil and tire marking, and gum is removed by steam. Old stains that have soaked in for years may lighten rather than disappear, and we tell you which on the estimate.
Do you pressure wash apartment communities?
Yes. Breezeways, pool decks, sidewalks and dumpster enclosures are regular work for us, often bundled with common area cleaning on a recurring schedule.
